Subprime Loans

...housing market and the subsequent decline of the American economy. It also reviews the proper role of subprime mortgages in the market as well as an analysis of the systemic effects of the subprime mortgage market on the global economy.   Introduction The problem to be investigated is how the subprime loan market influenced the market collapse of 2008. The unethical practices of mortgage brokers, spurred on by an overzealous government, resulted in the collapse of the housing market and the subsequent decline of the American economy. This in turn affected worldwide markets and has led to instability throughout the world as countries scramble to shore up their economies with loans and bailouts. Ethics of Subprime Mortgage Brokers While the ethics of subprime mortgage brokers can certainly be questioned, they cannot take the brunt of the blame for the crisis that befell the economy beginning in 2007-2008. Economist Lawrence White attributes the financial collapse of 2008 with the political effort to expand home ownership to those people who were not qualified under traditional market constraints (Yandle, 2010, p.346). Nevertheless, the attractiveness of the subprime loan market to brokers cannot be denied as the significant growth of that market between the years of 1994 and 2008 was accompanied by an increase in wealth for many lenders. The greatest growth occurred between 2004 and 2008 after the passage of the Community Reinvestment Act and the American Dream......

Loan Assumption

.... In this agreement, we would take over the mortgage payments, homeowner’s insurance, property taxes and maintenance and in return we would receive exclusive rights to buy the house for the balance of the loan at any point during its life. Since entering into this agreement, the mortgage has gone up and we have encountered problems with communication and access to the loan account. After researching the topic extensively, we came to the conclusion that although the contract may be one-sided and possibly even unethical, it is legal and enforceable. From the viewpoint of the buyer (or leasee, since this is sort of like a lease-to-own contract) this is a relatively good deal because it allows buyers with poor credit, such as mine at the time, to go ahead and buy a home then work on repairing their credit while they live in it. The downsides to this contract are that the buyer has little or no access to the account information. They cannot speak with the bank about the account, and cannot access it online without assistance from the mortgage holder. While they are paying on the mortgage, they are paying off the balance but the equity they are building belongs to the mortgage holder and there is no guarantee they will ever get it back, even in part. From the viewpoint of the homeowner, they get an increased opportunity to sell their home in a difficult market. However they have the additional responsibility of keeping tabs on the mortgage, which will remain in their name until...

Salary or Loan

...English 102 Jiadai Wu 09/06/2015 Salary or Loan? Your choice If you've ever told anyone for career advice, you've probably heard some versions of "follow your passion." Young people, in specific, are often said that they should figure out what career to pursue by building their work about whatever they're passionate about. However, in my opinion, it actually leads most students the wrong way in college time. There are too many students choose their major without understanding what jobs it will qualify them for once they graduate. One thing like student loans, after college, if you enter the working world with plenty of school loans to pay off, which may help you realize the importance of having a well-paying job. Likewise, the reason of giving up passion may come from the pressure by surroundings, which is virtually not your obligation. Like this, people shouldn’t be trapped into others’ happiness and success, even the force given from family and friends. For instance, told by many parents to the children, “I couldn’t do this (referring to a specific activity) when I was young, so I want to see you do it.” Defensed these children when they grow up, also declared that they have their own thought of career, although they are not......

Fundamentals of Loan

...1. Fundamentals of Loan Analysis 1.1 Objectives and Methods of Loan Analysis Loan analysis is to ensure that loans are made on appropriate terms to clients who can and will pay them back. What analysis is needed and what is the most efficient approach to fulfill that need is primarily determined by the type and nature of the loan. • Objectives of Loan Analysis • To place good and appropriate loans -- can the loan generate income for repayment and will the client repay • Determine eligibility of the applicant -- is he/she eligible according to the the program criteria • Training needs and skills -- to assess the training needs and develop the financial management skills level of the client. (This is the basic principal of programs that integrate their credit and training methodologies.) • Program Indicators -- loan analysis may also be used to generate the indicators that will be used to evaluate the impact of the loan. 1.2 What Analysis is Needed? How do we determine what is needed to adequately analysis a loan? What type of information is critical? Some types of loans require more thorough analysis than others. Larger, long-term loans for fixed assets require more thorough analysis than short-term working capital loans. For individual loans, loan analysis and follow-up visits provide most of the guarantee for the institution and thus the analysis is necessarily more extensive.
